2020 had a lower base because of COVID. 2021-2024 saw rapid growth among China-origin clients. After Law 5038/2023 was implemented, the EUR 250k commercial-to-residential tier rose from about 30% to 42-45%. 2025 data reflects market shifts after Spain closed its Golden Visa route.
